Referencing £65 per person and holding deposit

Once the rental has been agreed we will initially take £65 per person for their references and £200.00 to hold the property, this will increase to £500.00 if the monthly rent exceeds £1000.00. These amounts are non - returnable if the proposed tenant chooses not to proceed, otherwise it will be offset against the initial payment of rent in advance, deposit etc. We will also want to see photo ID, either a drivers licence or passport and proof of address.

References taken up on tenants will include a bank reference, employment reference, and previous landlord/ or character reference. Applicants will be asked to supply contact details for the referees given.


Tenancy Agreement £85 + VAT

A copy agreement will be available for the applicant to read before signing it. If there is anything you are unsure about then we suggest you speak to a property lawyer or the Citizens Advice Bureau.

Deposit

1.5 x 1 month’s rent in advance. In certain circumstances the landlord might ask for a larger deposit.


Check-in and Check-out Fees

Landlords pay for the Inventory make and the check-in at the start of the tenancy.

Tenants are expected to pay for the check-out fee at the end of the tenancy.

Costings will be given upon receipt of holding deposit on a property.


Insurance

Tenants are strongly advised to purchase tenants contents insurance that will protect them against accidents within the house such as a burn or stain to the landlord’s carpets/ flooring.
